Frequently Asked Questions

How long have you been building homes and modulars?
Broughman Builders has been stickbuilding some of the area’s finest homes for almost 30 years, and modular homes for over 13.

What do the terms stickbuilt and modular mean?
Stickbuilt refers to homes, garages, and additions that are conventionally built on-site one piece of lumber at a time by local tradesmen.  Modular homes are designed and constructed off-site under controlled conditions and are typically divided up into boxes or ‘modules’ that are then joined together on your site to create your home.

When you say modular homes are built under “controlled” conditions, what do you mean?
Modular homes are designed, engineered, and built in a factory setting.  They are constructed by trained specialists in climate controlled buildings with lumber and other materials that have been kept out of the weather.  This adds quality and efficiency, ensuring that your home will be built on schedule, and eliminates the possibility of damage, delays, and potential mold issues caused by rain or other job site conditions.

What other differences between the two types of construction are there?
Not many.  Most homes that are stickbuilt could be built as a modular and modified on site as needed.  A couple of big benefits of modular built homes are price and time.  It is typical to save approximately 20% on the price of a modular home over the price of a stickbuilt one, and have your modular home delivered in eight weeks or less!

Are modular homes built as well as stickbuilt homes?
Often times better.  Modular homes have to meet local, state, and national building codes.  They face third-party inspection to ensure this.  And by the very nature of how they are constructed, they are inherently stronger.

Why did you pick ProFab as the modular home that you present?
We selected ProFab modulars because, as builders first, we saw homes that had features, standards, and options that are above and beyond most others in the industry. They offer solidly built homes we are proud to stand behind that just happen to be modular.

Now that you have modular homes to walk through at your office in Ellsworth, do you still stickbuild or do custom projects?
Definitely.   Custom building still is and has always been the core focus of Broughman Builders.

For modulars, do you sell just the “home only”?
Yes we do.  Broughman Builders is happy to provide the “home only” or do a complete “turn-key package” for you.  As a full-service builder, we offer you the benefits of our experience and the ability to do as little or as much as you like to ensure that your project goes smoothly from  the start to the on-time finish.

How long does it take to get a modular home, and when can I move in?
Your modular home arrives ready to be set on your site in 8 weeks or less. It then takes approximately 4-6 weeks, depending on the amount of customization, i.e. site built garages and/or porches, etc., to bring your new home to completion.  That brings the time it takes for you to move into a modular home to around 4-4 1/2  months versus a minimum of 6 months or more for a stickbuilt home.

Can I customize a modular floorplan?
Certainly.  It is rare that modular home buyers don’t modify existing floorplans to suit their individual needs and tastes.  For example, you can move walls, add bathrooms, change kitchen layouts, and flip floorplans left to right to fit your lot.
